Swede Square, East Norriton Township, Pennsylvania
Swede Square is an approximately 135,000 square foot strip center and office building located in a strong suburban market. Anchored by LA Fitness and a Class C office building, the property had significant environmental contamination and was considerably under-performing. Ironwood subdivided and sold the office building to a local business, and completely renovated and sold the strip center to an institutional buyer in 2003.
Development Challenges:

Remediated environmental issues and obtained clearance from the Pennsylvania Act 2 Land Recycling Program

Attracted new stores to an outdated center based on our “vision” of the future

Relocated several long-standing, existing tenants to accommodate new stores

Moonlight Motel, Brigantine, New Jersey
Ironwood purchased an underperforming motel on beach block in Brigantine, NJ. The property was redeveloped into six luxury vacation homes that sold for approximately $1 million per home.

Bank of America, Wayne, Pennsylvania
Ironwood was contracted to represent ownership for the redevelopment of an existing retail store on Rt. 30 in Wayne, Pennsylvania for a new Bank of America bank branch.
Development Challenges:

Identified an acceptable design to reuse the existing building to facilitate permitting maintaining the “grandfathered” status of the building

Permitting in an affluent community that is historically adverse to new development
